About Mortgages in Romania
What is a mortgage? A mortgage is a long-term loan (5-30 years) secured by a property (apartment, house, land). In Romania, the most popular mortgages are variable-rate loans indexed to IRCC (Consumer Credit Reference Index).
What is IRCC? IRCC (Consumer Credit Reference Index) is calculated quarterly by the BNR as the arithmetic average of daily interbank transaction interest rates. It replaced ROBOR as the reference for consumer loans in May 2019. The current IRCC value is 5.56% (2026T3).
Annuity vs Decreasing Payments:
- Annuity (equal payment) — you pay the same amount each month. Initially, a large portion goes to interest. Advantage: predictability.
- Decreasing payments — the principal is constant, interest decreases. The first payment is higher, but the total cost is lower. Advantage: long-term savings.
APR (Annual Percentage Rate) includes all loan costs: interest, fees, insurance. It is the best measure for comparing bank offers.
